backHIAG plans new construction with 28 apartments in Zurich Altstetten

HIAG is planning a residential development with a total of 28 modern apartments on a site measuring around 3,000 square metres on Kelchweg in Zurich Altstetten.
In 2022, HIAG acquired the properties at Kelchweg 8, 10, 12 and 14 in Zurich Altstetten. The development comprises four buildings with a total of 27 apartments; the properties at Kelchweg 8, 12 and 14 date from 1950 and 1958, while the building at Kelchweg 10 was constructed in 2007. As the buildings from the 1950s no longer meet today's construction and energy requirements and a complete renovation is out of the question for technical, ecological and economic reasons, HIAG has decided on a new construction project. This involves the complete demolition of the three properties, which are over 60 years old; the property at Kelchweg 10, built in 2007, is to be completely renovated.
In order to realise a high-quality urban development and architectural project, four architectural firms were invited to participate in a competition in 2024. The contract was awarded to the Zurich-based firm Armon Semadeni Architekten.
The planned project on Kelchweg in Zurich-Altstetten comprises 28 apartments with 2.5 to 5.5 rooms, including four penthouse apartments. Both the buildings and the exterior design are to meet current requirements for sustainable construction. In addition to resource-efficient construction and environmentally friendly operation, the plans also include the renaturation of previously sealed areas, the creation of new green spaces and the uncovering of a previously culverted stream on the site and its integration into the outdoor space. HIAG intends to sell the apartments as owner-occupied properties.
The building application is to be submitted in the second half of 2025. If everything goes according to plan, construction is scheduled to begin in the course of 2027, with completion planned for 2029.
Due to the extensive work required and for safety reasons, the planned project will not allow the buildings to be used for residential purposes during the construction period. Unfortunately, this means that all rental agreements will have to be terminated on 31 May 2027. HIAG is in direct contact with the tenants and is offering them active support in finding new accommodation during the two-year notice period.
