Leadership that has no need of a showy public image.

HIAG pursues the implementation of its strategy currently with the help of its 27 highly qualified employees, who are experts in the fields of engineering and architecture, site redevelopment and leasing as well as finance. They ensure HIAG's know-how and experience. When developing and maintaining our sites, we also rely on support from outside partners, who share our approach to property redevelopment and our philosophy.

 

Growth is key – but how?

Respecting and increasing the value of industrial properties in Switzerland leads to long-lasting success. HIAG's portfolio is one of the most significant in Switzerland. With our portfolio, we are setting standards throughout the country, promoting Switzerland as a workplace and boosting the prosperity of its regions.

For us site redevelopment does not mean the development of individual properties or real estate trading. Neither does HIAG identify itself as a real estate agency or general contractor. We are a "land bank" that invests with a timeline of 50 to 100 years and an eye to the long-term future. We maintain ownership of our properties and commit ourselves to maintaining and strengthening each individual site.

Switzerland is growing, as is its need for space. Consolidating space in a way that make sense and concentrated usage are becoming increasingly important topics. As we understand it, site redevelopment entails a process that is never really complete. HIAG consistently implements a corporate philosophy that is rooted in respect, dialogue and long-term sustainability.

As a company, HIAG pursues a growth strategy. We are interested in projects wherever it is imperative for the use of business sites to evolve and keep pace with industrial and societal changes. But we are opposed to growth at all costs and only pursue acquisitions that are in line with our philosophy and strategy.

Similarly to the provision of residential and commercial space at its sites, the HIAG Group's recent creation of HIAG Data aims to make a physical platform available to IT service providers throughout Switzerland in order to provide them with the best “location” to implement their cloud-based business models using the network of HIAG sites. HIAG Data is a fully owned subsidiary of HIAG Immobilien Holding AG that provides an intelligent IT infrastructure platform.  

 

The roots of a family-run company founded by pioneers in the 19th century

HIAG draws on its 137 years of value-creating company history. It was founded in 1876 as a family-owned company in the timber industry. At the beginning of the 21st century, its real estate portfolio was hived off to create a separate group. Its industrial origins remain part of HIAG's success even up to the present day.

By redesigning the use of and further developing our own locations, we created the foundation of our industrial property portfolio. Acquisitions in the economic catchment areas of Zürich, northwestern Switzerland and Geneva have enabled us to develop a broadly diversified portfolio.

The members of this shareholder group signed a shareholders’ agreement on 14 April 2014 concerning shares of SFAG Holding AG. By signing these shareholders’ agreements, the shareholders of SFAG Holding AG and SFAG Holding AG became a group within the meaning of Art. 121 of the FINMA Stock Exchange Ordinance.

HIAG Immobilien Holding AG is unaware of any other shareholders with 3% or more of the voting rights as at 31 December 2016.

Felix Grisard, born in 1968, has been with the HIAG Group since 1998. In 2002 he took over the position of CEO of the wood-based products company and paved the way for its repositioning. Since the foundation of HIAG in 2008, Felix Grisard has been its President. In 2014-2015, he hived off the commercial timber activities and initiated HIAG's initial public offering. Felix Grisard is cofounder of MedTech Innovation Partners AG and has been a member of the Board of Directors of Ultra-Brag AG since 2016. Felix Grisard earned his doctorate at Sankt Gallen and was employed by the Boston Consulting Group before joining the HIAG Group. He is married and lives in Basel.

Salome Grisard, born in 1966, completed her architectural studies at the Swiss Federal Institute of Technology (ETH) in Zurich in 1991. She has headed up her own architectural office in Zurich since 1999. Subsequently she joined renowned architectural offices, e.g. Herzog & de Meuron, Basel, Richter & Dahl Rocha, Lausanne and Burkhard Meyer, Baden. Her activities centre on the treatment of buildings that are under monument protection. Salome Grisard is married and lives with her family in Zurich.

Walter Jakob, born in 1949, is a partner at Baryon AG in Zurich. He advises companies and private individuals on issues of national and international tax law, in particular in conjunction with company transactions, re-organizations and succession. As the head of the Fiscal and Legal Division, he also served as a member of the managing board and vice-president of the board of directors at Ernst & Young Holding AG until the end of 2009. Walter Jakob is for many years a lecturer for tax law. As a member of various boards of directors, Mr. Jakob specializes in family-owned businesses.

John Manser, born in 1947, served as Head Group Treasury at Novartis until 2007. Previously he had been working in commercial banking in Switzerland, Great Britain and Brazil and as Financial and Administrative Director of Ciba-Geigy in Brazil. Currently he advises family offices and pension funds and is a board member of UBP (Union Bancaire Privée) and Helvetia Insurance. In addition, he serves on the investment committee of the University of Basle. John Manser has two adult children and lives in Basle.

Dr. Jvo Grundler, who was born in 1966, joined HIAG in 2017 as General Counsel. Jvo Grundler most recently worked as General Counsel and Managing Partner of Legal Switzerland for EY Switzerland. He studied in St. Gallen and Cambridge, was admitted to the bar in 1993 and has more than 20 years of experience in legal consulting, particularly in the fields of M&A and capital market transactions. He lives with his family in Bronschhofen.

Martin Durchschlag, born in 1976, took over as CEO of HIAG in 2011. He joined the HIAG Group in 2004. As CFO, he was instrumental in guiding the company's transition from a conglomerate in the timber sector into a real estate company. Before joining HIAG, Mr. Durchschlag was a strategic corporate consultant. Martin Durchschlag graduated from the Vienna University of Technology with a degree in industrial engineering and mechanical engineering. He lives with his family in Basle.

Laurent Spindler, French citizen born in 1978, joined HIAG in 2011 as Corporate Controller and has been Chief Financial Officer (CFO) since 2013. As a trained economist, he worked in auditing at Ernst & Young Strasbourg (France) until 2009 and as Audit Manager at Ernst & Young Basle from 2009. During this time, he audited SMEs, family-owned companies and listed companies.  Laurent Spindler is married and lives in nearby France.

Ralf Küng, born in 1972, joined HIAG in 2007 as a federally qualified real-estate trustee. In 2010 he took over the responsibility for HIAG’s Portfolio Management. Before joining HIAG, he worked in a senior management position of the real estate services corporation Gribi Theurillat. Ralf Küng is married, has two sons and lives in the Basle region.

Thorsten Eberle, born in 1981, graduated in real estate management and joined HIAG in early 2011.  Before joining HIAG, the trained banker headed the Swiss retail section of Engel & Völkers Commercial and worked for Karl Steiner AG. Thorsten Eberle is married and has two sons. He lives on the Swiss shore of Lake Constance.

Lukas Fehr, Site developer

Lukas Fehr, born in 1975, joined HIAG in 2010. He is a trained architect ETH with additional qualification in real estate management (MAS Real Estate UZH). Before joining HIAG, he worked as an architect in Zurich for ten years, three of which as a co-owner of a firm. In addition, he did freelance work for Wüest & Partner. Lukas Fehr is married and has a son. He lives in Zurich.

Born in 1978, Mr. Muccioli joined HIAG in 2012. He is a trained architect ETH with additional qualification in real estate management (MAS Real Estate UZH). Before joining HIAG, he spent six years working as an architect and project manager in Zurich, then joined Wüest & Partner as a real estate appraiser and service developer. He is married, has two sons and makes his home in Zurich.

Alex Römer, born in 1978, joined HIAG in 2011. As a trained economist (lic. oec. publ.) with an MBA (IE), he has several years of experience in the area of real estate development. Before joining HIAG, he was responsible for the expansion of the retailer Lidl Switzerland on the Central Plateau and in Western Switzerland and worked as a project manager for Karl Steiner AG. Alex Römer is married, father of two children and lives in Zollikon.

Yves Perrin, born in 1956, joined HIAG as a Director for Western Switzerland in 2010. He is a trained architect with an MBA from the University of Geneva. For 20 years he worked as a Director for Göhner AG and Karl Steiner AG in the real estate development and marketing sector in Western Switzerland. He also works as a lecturer in real estate marketing. Yves Perrin is married and has two children. He lives in Geneva.
