HIAG is active in the areas of site development, portfolio and asset management, and transactions. But who are the people behind HIAG? The new series "3 Questions for" introduces an HIAG employee every month.

Béatrice Gollong started at HIAG 3 years ago, in May 2020, as Head of Transactions & Commercial Property Marketing. Since the beginning of 2023, she has been Head of Portfolio & Transactions and thus a member of the Executive Board. She is responsible for portfolio and asset management, marketing, property management and transactions.


Describe your job at HIAG: What are you responsible for?
The main task in portfolio and asset management is to maximise the return on HIAG's portfolio. To do this, clear strategies are developed as to how the properties can be used in an economically optimal way in the future. The team works closely with development and management to analyse the opportunities in the portfolio and identify potential for improvement. In the area of transactions, we look for sites and properties that fit into our portfolio and can be developed by HIAG in the future. At the same time, properties that no longer fit optimally into the portfolio are sold in order to free up capital for the development of other HIAG projects.

Marketing is concerned with the development of targeted marketing strategies to address potential tenants or buyers for condominiums. The aim is to let vacant spaces and to place newly created spaces on the real estate market from the site development. It is also important to promote the settlement of companies on our sites. Our property management forms the foundation of the HIAG portfolio and manages the properties operationally. It also functions as the most important link to our tenants and is in constant contact with them regarding their needs and concerns.

Overall, my goal as Head of Portfolio & Transactions is to ensure the long-term success and positive development of the portfolio through strategic and efficient management of the various areas of responsibility. All in all, this is a very exciting and interesting job where no two days are the same and where a great team is essential for the implementation of all individual tasks.

What do you particularly like about your work at HIAG?
Definitely the versatility of my area of responsibility! What is particularly exciting is that all topics are interconnected and have to be coordinated with each other. It is crucial to consider the economic efficiency of the portfolio and/or the individual properties in our daily actions. I particularly enjoy the senior management function and it is stimulating to work with such a diverse team and to inspire each individual to do their best. The focus of my work is on people, whose personalities interest me greatly and should be incorporated into the work. I look forward to working with my team to drive forward all the issues that are important for the future and further development of HIAG.

What are the biggest challenges in your daily work?
Managing my daily flood of emails and making sure I don't miss any important messages, especially on days with many meetings (laughs). HIAG is currently at the end of a transformation and I have a clear vision of how the departments in Portfolio & Transactions and Development & Realisation should work together to achieve outstanding results. Optimising, improving and continuously implementing this plan is a challenge, but it can be solved.
